- To prospect in search of as many qualified buyers as possible that might be interested in your home and to do that until it is sold.
- To communicate with you at least once a week to review what I have done to get your home sold and the results of those activities.
- To assist you in negotiating with the buyer, the highest dollar value for your home that the market will allow.
- To make sure that your property goes to settlement, and that your funds are disbursed to you as quickly as possible.
These are the Steps that I Take to Sell Homes…My “Active Marketing Plan”
- I will review with you, at the time of my presentation, my complete marketing plan.
- I will prepare for you a Comparable Market Analysis (CMA) at the time of my presentation, and I will give you a complete and honest opinion of what you might expect to receive in the current market.
- I will complete for you any and all paperwork that may be required to market your home, including the necessary disclosures, in a professional manner.
- I will submit your home to our Multiple Listing Service (MRIS).
- I will install a professional sign and, with your permission, a lockbox to make your property as available to the market as possible.
- I will personally take and submit to MRIS all photographs, including extra photographs, and, where appropriate, a virtual tour.
- I will also submit your listing to Realtor.com along with extra photographs and, where appropriate, a virtual tour.
- I will assign an “800” number, just for your home, to allow prospective buyers the opportunity to hear about the features of your property 24 hours a day, 7 days a week.
- Your home will be featured on my personal web site, www.clinesellshomes.com, and you will be given your own personal web page where you can log on 24 hours a day, 7 days a week, to review what I’m doing to get your home sold.
- I will continually update you on any changes that have taken place in the market since your property was listed.
- I will contact as many people as possible in and around your property and your neighborhood, in person, or on the telephone to make them aware of the fact that your home is for sale, to answer any questions that they might have, and to see if they know of anyone who might be interested in purchasing a home like yours.
- I will continue to search for a purchaser for your home until you receive an acceptable contract for the purchase of your property.
- I will solicit information from as many agents as possible who have shown or previewed your home, and I will review their comments with you.
- I will represent you and negotiate on your behalf at the time of contract presentation.
- I will assist you with any problems or negotiations that may arise during any inspections that are required to complete the sale of your home.
- I will maintain contact with the settlement company and with the purchaser’s lender and will assist in any way that may be required to keep the settlement on track for you.
- I will represent you at the time of final settlement.
- I will ensure that your funds are delivered to you as quickly as possible.
